Fashion Do’s and Don’ts When House Hunting
Mark Nash, author of 1001 Tips for Buying and Selling a Home offers home buyers tips and tricks when shopping for a home. It may not be obvious that what you wear when house hunting can affect what you pay for a home. Years of showing homes and pitching prospective buyers to home sellers, the way buyers present themselves in fashion makes a big impression.
First impressions from real estate agents and home sellers are all they have when evaluating potential buyers. If you look well-groomed, understated and wear clothes that match the price of the house, you could pay less than the tattooed, big-haired, bejeweled, ripped blue jeans buyer in competition with multiple offers on the same house. Buying a home is a business transaction, consider business attire when shopping for a home.
-Pants are fine, but make sure they aren’t low-riders.
-Put away the t-shirts, t-shirts and t-shirts. House hunting is not a vacation.
-Skirts are great. Minis send the wrong message.
-Wear comfortable but presentable shoes. You will be doing a lot of walking, climbing stairs and in and out of transport.
-Forget the high heels. The sharp heels on shoes can easily hit bamboo and other softer wooden floors. Plus, if you went into the yard to take a look at the roof, you might end up aerating the lawn.
-Leave the animal prints for when you’re out at a nightclub. Busy or fussy fashion looks can be distracting and not on everyone’s top ten fashion list.
-Simple jewelry and limited quantities emphasize the perspective of your business. Skip the “bling” or you may end up paying more for a home because sellers think you can afford it.
-Simplify makeup, hair and manicure styles to appeal to the majority of people. You’re not going to get a better deal because sellers love your gorgeous acrylic nails.
-No fur coat, ever. It’s a political and overstatement that could cost you a house or an extra $10,000.
-No low or revealing appearances. Very rarely do home buyers get a discount for sex.
-Verify that the soles of your shoes are not full of mud before entering any open house. Many home buyers never make it to the kitchen after walking on freshly cleaned carpet in dirty shoes.
-No jogging, gym clothes, bike shorts or swimwear. Unless you’re trying out the workout facilities in a condominium building on your second visit.
-Business casual pants are best, but if you must wear jeans, make sure they are clean and not ripped.
-Open collar shirts work fine, but real estate agents and home sellers don’t need to see your puffy or not so puffy chest or four gold chains.
-Think twice about wearing more than one pair of earrings. If we were all the same life would be boring.
-Skip muscle shirts and t-shirts and don’t show elastic underwear bands. You may turn on the home seller, but the primary home seller may not appreciate it.
-Limit exposure to tattoos, they’re the rage, but not for everyone. So are the ladies in it.
-Wear plain patterned shirts with matching plain pants. Remember that red means strength.
-Don’t overdress to impress. Leave the cufflinks and French cuffed shirts at home.
-Coffee go-cups are not fashion accessories. Coffee is easily spilled on carpets when you walk up the stairs or open closets and cupboards when you tour houses.
-Baseball hats are for bad hair days. Plus, they send the wrong trading message when you’re buying the biggest asset you own.
-Wet umbrellas must be parked outside the front door, not on wooden floors or entryway tables and chairs.
-Wear slip on shoes when touring open houses. You may be asked to remove your shoes as a courtesy to the owner, for bad weather or for new floor coverings.
-If you don’t want to take off your shoes, buy and carry disposable blue surgical boots-or ask your dealer for a pair.
-You must wear socks or stockings. No sandals, period. If you are asked to remove your shoes, the owners don’t necessarily want your bare feet on their floor.
-Mobile phones. If you need to make or receive a call, go to a place where you won’t disturb others at the open house. Never negotiate a home purchase contract with a different title contract while you are viewing a home.
– Carry bicycle and motorcycle helmets. Ask before parking them on any surface.
-Shorts are ok if they are close to knee length. No ripped or overly tight styles.
– Dress for the season. Don’t wear snow shorts or black wool in August, even if it’s your best hunting outfit.
-Remove your sunglasses when inside buildings. People expect some eye contact.
-Go easy on the scent. Many people are allergic to it today and they could be the homeowners you fell in love with.
-Put cigarettes, cigars and pipes out of sight. Not exactly a popular fashion or political statement in 2006.
-Top, pants, shoes and socks required.
-Diapers are not fashion.
